Dear Neighbor,
On Sunday, March 28, 2010 approximately 20 Guyan Estates Residents met to discuss the current problems that this neighborhood is facing. We are encouraging you to attend the meeting this Thursday April 1, 2010 @ 6 p.m. (at the Guyan Estates Pool building).
At the meeting we would like to see some officers come into formation. Chris Chiles (a neighborhood attorney/friend) has been asked to help us fully understand some legal matters for us on where we stand with the bi-laws but basically this is what the meetings entail:
1. Our neighborhood benefits greatly by having a pool/park/community building. This is an asset to YOUR home. This is all in jeopardy because there is no longer anyone “in charge” of this pool or building. At one time this subdivision had a Homeowner’s Association that collected $10 a year from each home to contribute to these amenities. Obviously there is no longer an association that collects any money and therefore the pool (along with concession stand/community building) is deteriorating physically and financially.
2. Andy Dickson has presented an offer to this community. He recently went to the courthouse and paid the outstanding taxes (originally the debt was $398 but he paid a total of $1156.24-two years taxes and title search fees). These tax debts have apparently existed for the past 15 months until he paid them in November 2009. At the meeting he expressed his plans to convert the community building to an apartment and rent it out as a family home. If he does this, he offers to mow, provide upkeep of the surrounding area, and provide new repairs to the building. He also states that he will continue to allow the pool to be open as long as WE the community- keeps it running. In this offer he says he will provide half of the money he collects from the renters (approximated at $650/month=3,000.00 per year funding the pool). We (the community) have officially until March 31, 2011 to decide on this proposal. At that time, then the property is officially his and not the residents of Guyan Estates Community. However it is not wise to wait until March 2011. The taxes owed to him by the community will increase with time and so it is highly encouraged to pay it by summer’s end to prevent an even higher pay-off. At present, Guyan Estates community owes the courthouse $1199.68 by April 10, 2010.
3. No matter what is decided, the prime focus is getting the pool up and running this summer. Our largest needs to make this happen are money and time. The hot dog sale (the pool’s largest fundraiser) will take place Saturday May 1st. We need volunteers. Other great ideas have been coming into formation as well-applying for a grant, having a July 4 bike parade, carnival, pool party, rental of the community building for birthdays or organizational meetings and various fundraisers can help this community be what it once was—full of unity.
